Central State Brewing Company plans a tasting room and tavern with outdoor seating at 2505 N Delaware St, one of the units in the Douglas Pointe Lofts. 

The land on the northeast and southeast corners of 25th and Delaware was rezoned to the D-P designation in 2005 to make way for the Douglas Pointe Lofts development. The D-P or "Planned Unit Development District" provides a lot of flexibility for developments like this, though no development is allowed "by right." The petitioner is required to submit a site and development plan to the Metropolitan Development Commission for approval. The original plans provided for C-3C district commercial uses, which allows for an "eating place" like a restaurant, but not a "drinking place" like a tavern.

As a result, the owners have submitted a rezoning petition to adjust the allowed use list for the site. No hearing date is available at this time.

One of the owners of Central State Brewing Company is Jake Koeneman, a Fall Creek Place resident. He'll be available to talk about their plans and answer any questions from neighbors next Thursday, 8/13, at 5pm inside 2505 N Delaware St.
